Elizabeth Machado has 12 years of experience in design, construction, and claims. Elizabeth was an architect for design, permitting, consultant coordination and construction of Class-A office, residential, tenant improvement, seismic retrofit, and large retail center projects. She has also been an owner’s representative supervising the design and construction of six new consumer bank branches in Northern California as well as a flagship branch in Texas, totaling over $50 million in construction.
Elizabeth has experience as lead project manager for over $500 million in capital construction projects including experience in soft cost budgeting, developing an overall project schedule, negotiating and ensuring adherence to major contracts, navigating all permitting and neighborhood agreements, crafting project documentation for client board meetings, and leading value engineering and schedule compression exercises.

Project Highlights
Class-A Office Tower Project – Lead Owner’s Representative for a $150 million Class-A Office tower project on 633 Folsom. The project added five new levels for a total of twelve floors / 271,540 RSF and included a complete structural upgrade, state-of-the-art building systems, large floor plates, a new façade and a fitness center. 633 Folsom is a LEED Gold Core and Shell and WELL Building Silver certified building. Responsibilities included leading the GC bid process and procurement, developing bespoke GMP contract, aiding in securing the construction loan, and leading procurement of major subcontracts: façade, MEP, and concrete. As Owner’s Representative, prepared overall project schedule and updates, analyzed $25 million in change orders and developed schedule acceleration plans with project design and GC team.
Financial Institution – Senior project manager responsible for developing the schedule and budget for a series of $50 million retail branch designs. Reviewing and executing stipulated sum contracts with prequalified contractors. Adapting to in-flight program design changes caused significant design and schedule challenges.
Hotel & Luxury Residential Tower Complex – Lead design architect responsible for the schematic and design development drawing sets for a $500 million mixed-use hotel and serviced apartment tower complex. Lead consultant team through organized design coordination meetings with all MEP engineers, façade consultants and structural engineers. Presented iterations of design to the client representatives.
